DEVELOPMENT FUNDING FOR HOTEL

Development funding of £7.3m raised for hotel project in Glasgow’s Merchant City. The hotel will offer 101 guest bedrooms and be branded as Ibis Styles, with management provided by Redefine BDL. Bowmont worked closely with Caledon Property Group and Maven Capital Partners to coordinate all aspects of the transaction, including hotel management, franchise agreement, professional appointments and funding. The development benefits from Business Premises Renovation Allowance which offers tax relief to investors.

MANAGEMENT OF RESIDENTIAL DEVELOPMENT

Bowmont is actively involved, on behalf of a client, with a luxury residential development of 120 apartments in Liverpool. The property was acquired from a previous Administrator and, following completion of the refurbishment works, the apartments are now being sold individually. Sales have been brisk since early 2014 as the residential market recovers. We are working closely on this project with a JV partner and local sales and property advisers.

RESTRUCTURING OF PROPERTY GROUP

We advised on the restructuring of a diverse property group with interests in a number of investment and development properties. A number of shareholders and third party investors were involved in negotiations which became complex and took several months to complete. Agreement was reached which was acceptable to all parties and crucially avoided loss of value in the underlying investmtents.

ACQUISITION OF RESIDENTIAL PROPERTY PORTFOLIO

Bowmont advised a client on the acquisition of a portfolio of residential properties throughout Glasgow. The sale was conducted by KPMG, as Administrator of the company in which our client was previously a shareholder. Delicate negotiation was required throughout the process before the transaction was completed to the satisfaction of all parties.

RESTRUCTURE OF GROUP OF TRADING BUSINESSES

Our client is a large catering business which provides services to large stadiums and other arenas and events throughout the UK. Over 30 years of trading the group had grown to include many companies and operated under several brands. Working closely with the shareholders we have completed a restructuring and rebranding of the organisation which will improve trading, accounting and reporting and the core brand. This is already proving valuable with recent contract wins including Manchester City FC and Glasgow 2014.
